To be considered a furnished rental, the property must be fully equipped so the tenant can move in immediately. At a minimum, this includes a bed, sofa, and dining set, as well as kitchen essentials like pots, cutlery, and dishes. A washing machine, refrigerator, lighting, and curtains are also required.

As a landlord of a furnished property, you must consider certain rights and responsibilities. The property must be completely furnished, a 10–15% higher rent is often charged, and rent protection applies. Temporary rentals are only allowed in exceptional cases.
