The average rent price in the Netherlands was €17.04 per m² in the fourth quarter of 2024. For a 77 m² apartment, that means €1,312 per month, and for a 116 m² house €1,976. In the social rental sector, the average monthly rent is lower, around €560.

In Q4 2023, the average rent in the free sector was €15.56 per m². Between Q4 2023 and Q4 2024, the average rent for apartments in the free sector rose from €15.56 to €17.04 per m², an increase of 9.5%. For a 77 m² apartment, this means €1,198.12 per month, and for a 116 m² house, €1,804.96.
Rental prices vary greatly by region, influenced by factors such as supply and demand, economic activity, and the popularity of the location.
In the Randstad—especially in Amsterdam, Rotterdam, The Hague, and Utrecht—rental prices are significantly higher than average. In Noord-Holland, you pay an average of €21.03 per m², and in the province of Utrecht, the average rent is €18.57 per m².
Outside major cities, rental prices are generally lower. In Friesland, you pay €11.48 per m². In Drenthe, only €10.40 per m².
Noord-Holland is the most expensive province at €21.03 per m²—more than 102% higher than Drenthe (€10.40). Utrecht (€18.57) and Zuid-Holland (€16.56) are also significantly higher, 78.5% and 59.2% above the average rent in Drenthe, respectively.

The Dutch rental market shows large differences across sectors. When determining rental prices, you must take into account the number of points per sector.
Social housing (maximum 143 points) has a capped rent of €900.07 (2025). The total number of points is determined using the Housing Valuation System (WWS).
Since 2025, the mid-rental segment was introduced to help keep rent prices affordable. Properties scoring between 144 and 187 points fall into this category.
Does your rental property score 187 points or more? Then it qualifies as a private sector home. There is no maximum rent set for this segment. Rental prices here are determined by market forces.
